  • Digging Finished On Three MTA Mega Projects

Jul, 31 12 Post by: KVNY EXPERTS | No Comments

Earlier this week a 200-ton tunnel boring machine was pulled from the ground, making the end of three MTA mega projects.

Drilling is finally complete on the East Side Access Project, the Second Avenue Subway Line and the 7 train extension.

The machines started digging back in 2007, and have since created 16 additional subway tunnels under Manhattan.  The new tunnels are the first new lines to open in over 60 years.

Platforms, stairways, mezzanines and other infrastructure sill need to be built and tracks and third rails still need to be laid.

The 7 train extension will open up in 2013 and the Second Avenue subway line is scheduled for 2015.

Just under the Brooklyn Bridge, lies the newly revamped Brooklyn Bridge Park.

The 85 acre park is now nearly 60% complete and the new park is drawing a lot of real estate speculation to the area.

The New Development, One Brooklyn Bridge Park is nearly 80% sold out and surrounding buildings are seeing just as much action.  New restaurants are opening all around and some large tech companies are now opening offices in the area.  The vast city and bridge views make this a location that can only continue to turn around.

  • Higher Rents Inevitable in TriBeCa

Jul, 30 12 Post by: KVNY EXPERTS | No Comments

The World Trade Center is bringing unprecedented growth to lower Manhattan.

SInce 9/11,Tribeca has nearly tripled in the number of people living in the neighborhood.  Just a few blocks north of the new World Trade Center site, Warren Street has seen a boom in conversions and new developments.

The neighborhood even got a huge new shopping center and Whole Foods on the block four year ago.  Rental prices in the area are sure to go up once the new towers become occupied.  Another factor creating high prices in Tribeca are the strictest zoning laws that don't allow new developments to be built, thus creating higher demand for the properties that are already in the area.

So get in on the action and buy now.  We have several apartments in the area at various price ranges.  So give us a call and we will find the right investment for you.

Another key factor drawing folks back to the island, is the convenience of not having to travel by bus or train to get to work in Manhattan.
